The House Above the City stands on the edge of a ridge above Ljutomer, replacing a century-old building with a contemporary yet respectful design. Balancing modern living needs with sustainable principles, the house offers a carefully considered response to its northern orientation, maximizing sunlight while maintaining strong ties to the surrounding landscape. With a focus on simple, low-tech solutions, the design ensures long-term ease of maintenance.

A Thoughtful Spatial Composition
Organized as a composition of three volumes, the house is structured for both openness and privacy. The central volume, with a five-meter-high ceiling, integrates the kitchen, dining, and living areas into a bright, airy space that seamlessly connects with nature. A sunken brick fireplace anchors the interior, adding warmth and character. Two lower volumes house the private spaces: one containing the master bedroom with an en-suite bathroom and the other accommodating three smaller children’s rooms. This efficient layout, spanning 160 m², creates a functional yet spacious living environment.

Sustainability and Craftsmanship
Sustainable construction methods and natural materials define the house’s character. The structure is built from cross-laminated timber (iQwood), left exposed inside to enhance warmth and reduce the need for additional finishes. The facade, treated with the traditional shou sugi ban charring technique, provides durability while visually grounding the house in its natural surroundings. The client played a key role in the construction process, personally handling finishing details such as sanding and oiling wood, installing insulation, and crafting the facade, creating a deep sense of connection to the home.

Designed Around Natural Landmarks
A defining element of the site is a large old oak tree, which influenced the positioning of the house’s volumes. Every key space—from the entrance to the last children’s room—enjoys views of this natural landmark, reinforcing the seamless integration of architecture and landscape. The elevated glazing on the southern side ensures ample daylight and natural ventilation, while the home’s orientation captures unobstructed views of Ljutomer. Through its thoughtful design, material choices, and hands-on approach, the House Above the City embodies a contemporary yet deeply personal architectural vision.
